Standard Rates
Standard rates apply for most the of the year. May 1 to Thanksgiving and between Thanksgiving and Christmas. Standard rates are $1,500 per night for the main house alone and $300 more for each additional Cabina and Casita. An approximate 10% discount is available for stays of 7 nights or more ($9,450/main house per week and $13,000).

High Season Rates
High season is the week of Thanksgiving (Nov 19- Nov 27) and most of January through April (Jan 8 to Mar 1 and Mar 12 to Apr 31). Pricing for the high season is $2,200 per night for the main house alone $440 more for each additional Cabina and Casita. An approximate 10 % discount is available for stays of 7 nights or more ($13,800/main house week $19,000 main plus 2 cabins/week)

Holiday Rates
Holiday season are the weeks of Christmas and New Year’s (December 20 to January 8) and the week of the Envision Festival (Mar 1 to Mar 11). Pricing for the holiday season is $3,000 per night for the main house alone, $600 more for each additional Cabina and Casita. An approximate 10 % discount is available for stays of 7 nights or more ($18,900/main house week $26,000 main plus 2 cabins/week).

Booking Terms
All prices are based on prebooking/paying your entire stay. Extending your stay while here is based on the daily rate and subject to availability.
All rentals are subject to a minimum 4 night stay.
The period of rental must always include the Casa so you could not rent the Casa Monday through Friday and rent the Casita through Saturday you would have to rent the Casa Monday through Saturday but the Casita and or Cabin could be rented for a shorter period of time within the period of time the Casa is being rented.

Confirming Reservations
In order to reserve the property, a deposit equal to half of the rental fee plus the security deposit must be made within 10 days of the initial request for a reservation (unless the initial request is made less than 65 days before arrival). A portion of the rental fee equal to the security deposit will immediately become nonrefundable upon receipt in exchange for confirming the reservation and holding the property unavailable to other clients. Not less than 65 days before arrival, the second half of the total rental fee payment is due in full in order to maintain and fully confirm the reservation. So for any reservation made within 65 days of arrival, the rental amount must be paid in full along with the security deposit in order to be confirmed.

Exceeding the Occupancy
Pricing is based on 10 person occupancy of the Casa and 2 person occupancy of each of the Cabin and Casita and additional persons over the 10, 2 and 2 will be charged an over occupancy rate of $175 per person per night at the standard rate, $250 during high season and $350 during holiday season. Two person over occupancy will be more than the rental of the Cabin or Casita provided they are still available, ie $350 over capacity compared to $300 for the Casita at standard rates $500 compared to $440 for high season and $650 compared to $600 for holiday season.

Security Deposit
The security deposit will be equal to one night’s rent for the property based on the highest per night occupancy during the rental period. Additional amounts of security deposit may be required for any special events held on the property where people not staying at the property are being invited to attend the special event.

Reservation fee
An amount of the rental fee equal to the amount of the security deposit is not ever refundable after it has been made. This rental fee is considered payment for holding the reservation. The security deposit itself is fully refundable upon check out should no damage be identified by the property manager. The liability cost to you as the tenant of any damage identified by the property manager at checkout is not limited by the security deposit amount but will be itemized shortly after checkout and once any damage has been fully evaluated.

Refunds
Payments made toward the reservation are refundable as follows: If cancellation of your stay is made 65 days or more prior to your arrival, any funds that have been received by us will be refundable except to the amount of rental fee equal to the security deposit. From the 65th day until the 5th day prior to your arrival a daily prorata amount of the rental amount will be refunded along with the security deposit. Thus a cancellation made to and received by us in writing 35 days prior to the arrival date would be eligible for a 50% refund of the rental fees plus the security deposit.
